NORTHBRIDGE, Mass. – Linwood Mill owner Bill Giannopoulos was proud to point to a photo in a brochure highlighting commercial space available for lease in the historic building.
Business After Hours At Linwood Mill
“This was taken in 1897 in this courtyard right here,’’ Giannopoulos said at the first public showing of commercial space at the mill. He gave tours during a Business After Hours sponsored by the Blackstone Valley Chamber of Commerce on Wednesday.
“It’s been a well-kept secret’’ up to now, said Giannopoulos, who, with his wife Patty, had a vision of restoring the former textile mill into commercial and residential space.
The five-story building, built by the Whitin family between 1866 and 1868, is listed on the National Register of Historic Places. It had been vacant for years and deteriorating when the couple, in partnership with EA Fish Development, found financing and broke ground on the mixed-used redevelopment project about a year ago.
Under the direction of EA Fish, about 40 of the mill's 75 one- and two-bedroom apartments are occupied. Giannopoulos, responsible for the commercial side of the project, has begun the task of finding commercial tenants.
Thousands of square feet are available, including about 4,400 overlooking the dam on the Mumford River. That area, with a terrace, is designed for a restaurant, Giannopoulos said in a tour with Rep. George N. Peterson, R-Grafton, and his wife Diana.
The space is flexible and can be broken up to meet the needs of any client, Giannopoulos said. Storage units are also for rent.
Five businesses have committed to the Linwood Mill, including Mill House Wine & Spirits, Major League Barber Shop and Blackstone Valley Physical Therapy Services in the main building and Namco Systems and Fulcrum Acoustics in what was once the payroll office and store house.
Financing came from the Massachusetts Department of Housing and Community Development, Massachusetts Housing Finance Agency, Office of the Secretary of the Commonwealth of Massachusetts, Berkshire Bank, Raymond James Financial, Apple Inc. and Quincy Mutual.
